Do I have to retype my listings?
No. Connect the Bayut, Property Finder or dubizzle XML feed and listings arrive matched to your licence. They land as drafts with the permit number filled in — photographs are not carried in a feed, so you add those once. A pocket listing can be typed in a few minutes.
I work alone, with no office feed. Is this still for me?
Yes — Onshow is bought by the agent, not handed down by the office. Type a listing in and it is publishable as soon as its permit block is complete. For an off-plan project you can upload the developer’s brochure and review what it proposes field by field, with the quote it read each value from; the permit, project and escrow numbers are never proposed, because confirming those against the register is your own duty rather than a click.
How long until my page is live?
A listing you type publishes the moment the permit block is complete — the permit number, its type, its issue date and your brokerage’s licence number, plus a price and a cover photograph. There is no review queue and nobody approves it. A connected feed runs on a schedule overnight, and there is a “Sync now” for the afternoon a price changes.
Do you scrape the portals?
No, and a pasted portal link is never fetched. Listings arrive from an XML feed your brokerage owns, or from your own typing. A feed URL is encrypted with a key held outside the database, only https on port 443 is allowed, and every address behind the name is checked against the private ranges on every redirect — so the one thing this product fetches cannot be pointed at something it should not reach.

Can another agent show my listings under their name?
No. Publishing is tied to your verified identity and BRN. We also never fetch a Property Finder, Bayut or dubizzle page — listings arrive only from a feed your Organisation owns, a file you upload, or your typing. A listing appears only on the Portfolio and links of the agent it is licensed to.
What stops a listing publishing?
The permit block. The permit number, its type, its issue date, its expiry and the issuing licence all have to be present — with a price and a cover photograph — and the expiry has to be today or later. All but the expiry are a database constraint as well as a form rule, so nothing can reach a public page without them. Add the Madmoun validation link too: it prints with the permit on the property page.
Where does the permit block appear?
On the property page and on the brochure, on every plan, because both are rendered from the same listing. The brochure is generated at the moment it is asked for rather than stored, so it cannot be a stale copy with an old permit on it, and a listing whose permit has expired stops resolving publicly that day rather than at the end of the month.
What does the identity check actually check?
Your identity, through Didit, who run the check and keep the documents — Onshow receives an outcome and the provider’s reference, never an Emirates ID number, a document image or a selfie. The result can only be written by the provider’s signed webhook: the function that records it is granted to no signed-in role at all, which is the only reason the mark on your page means anything to a buyer. A licence number is checked for shape, not for existence; nothing offline can confirm a licence exists.
What happens if I change brokerage?
Your address, clients, Selections and Activity history stay with you. Update your licence details, connect the new office feed, and the old Organisation’s listings come down on their own.

Does Onshow message my clients?
Never. Nothing is sent to a lead, an owner or any contact — not an email, not a message, not a calendar invite. Follow-ups are drafts you review and send yourself, from whichever channel the client already used. Reminders about your own account come to you.
Does a Selection go to my client on its own?
No. A Selection is assembled as a draft with your notes attached; you reorder it, drop listings, and then send the link yourself through whichever channel the client already used. Nothing leaves this product addressed to a client, an owner or any contact — not an email, not a message, not a calendar invite.
What do you record about my clients?
Opens, the minutes spent on each listing, which listing held them longest, and — for a property they open from the Selection — which bands of that page held the time, such as the photographs, the floor plan or the payment plan. Nothing is scored, ranked or predicted, and a visitor is identified only by an HMAC of the Selection token, the browser’s user agent and a salt that changes daily — so it cannot be joined across Selections or across days. Somebody who reaches the same property page without the Selection link has nothing recorded about them at all. Your client is never followed around the web, and no profile is sold to anybody.
Can I keep a listing off my public page?
Yes — a draft is invisible publicly. Only a published listing appears on your Portfolio, and a Selection’s link is authorised by an unguessable token and by nothing else, so it is not reachable by guessing and is never named in a sitemap. Archiving a Selection stops the link working immediately and keeps every event it collected. The unit number is never returned to a public page at all.

What the Studio changes, and what it never touches.
Does correcting a photograph change the property?
No. Exposure, colour and sharpness only — the geometry of the photograph is not touched. The original is immutable and never overwritten, and any generatively produced variant is labelled and never replaces the photograph.
Can I get the file I uploaded back?
Always. The original is written once and never overwritten — that is a database rule rather than a habit — and it stays downloadable. A corrected variant is offered rather than published: the database refuses to display one until you confirm it, and records who confirmed it and when. Choosing to keep the original instead is recorded too.
What goes into a brochure?
Only what the listing holds. No invented caption under a photograph, no schematic floor plan with areas nobody supplied, no tower name under a villa, and no yield unless you stated the rent yourself. A section with nothing in it is dropped rather than printed empty, so a listing with four photographs and no floor plan gets a shorter brochure.

Is there a card to start?
No. Fourteen days, no card, no call. Payment details are asked for at the end of it, and if you do nothing the account simply stops publishing anything new.
What counts towards my listing cap?
Published, non-deleted listings only. Drafts never consume a slot and archiving one frees it immediately. The cap is one number for the whole billing entity rather than a per-seat allowance, and reaching it stops you publishing something new — it never takes a page you have already shared offline.
What happens to my pages if I cancel?
Live pages stay up until the end of the period you have paid for, then go offline. Your listings and photographs stay exportable throughout, and nothing is deleted while you can still sign in.
Can a brokerage put every agent on one bill?
Billing, the portal feed and the listing cap are shared by the billing entity, while each agent’s public pages stay their own — a visitor to one agent’s Portfolio sees only the listings licensed to that agent. The per-seat price has a minimum number of seats, which is part of the price rather than a note beside it. Adding a colleague is arranged with us rather than from a settings screen today.
