What a buyer actually does with the link you send
They open it on a phone, they look at photographs, and they decide in well under a minute whether to ask you anything. Everything else on the page is competing with that.
The distribution channel for property in Dubai is a link pasted into a chat. Not search, not a portal homepage — a message from somebody the buyer already knows, opened on a phone, usually while doing something else.
That single fact should decide almost everything about what the page looks like.
The preview card is part of the page
Before anybody taps, they see a card in the chat: a photograph, a title, a price. A link that arrives as a grey rectangle with a URL under it does not get tapped, and no amount of work on the page behind it recovers that.
So the cover photograph is not a detail of the listing. It is the first thing the buyer ever sees of the property, and it is worth choosing deliberately rather than accepting whichever image uploaded first.
They look at photographs
Watch what a buyer does when they open a property page and it is always the same: they scroll straight past the description to the pictures, they look at each one, and they go back to the two they liked. The text gets read after they have already decided they are interested.
A page that makes the photographs small, or slow, or hard to enlarge is fighting the only thing the visitor came to do.
The decision is fast
Whether to ask you a question is decided in well under a minute. That is not enough time to read a spec table, which is why the things that provoke a question — the price, the size, the view, the floor — belong where they can be taken in at a glance rather than parsed.
And when they do decide, asking has to cost nothing. No account, no password, no "download our app". A name, a number, and a message.
Everything else is competing
Every element on a property page is competing for the same short attention: the navigation, the related listings, the newsletter box, the other agent whose advert loaded beside yours. On a portal you cannot remove any of it.
On your own page you can remove all of it, and that is most of the advantage.
